Management Question
We use ESS - is there a way to save payments for those tenants that login to their account every month to process payment. We'd like to have some leverage against them for if and when they move out - to ensure they leave it in a clean state. Any suggestions? We could make it a requirement to have a payment saved on file. Likely would need to change our storage agreement.

Yes you can save payment methods in ESS.

@Caitlin Lombardo I see what you mean. Yes you probably need to add it and save it. That being said I would just make it clear what your move out requirements are. I put a welcome letter in the unit and it explains the move out process.

@Ashley Zhang Secretary of State to lookup the LLC owner. Once you have the individual go to truepoeople.com and find them. There are also paid services for skip tracing but I’ve found they are not as accurate for LLC’s
Marketing Channel
I have about 2k per month budget for marketing. Which marketing channel should I choose? Mailers, text or cold calling? Thank y'all!

@Ashley Zhang you could do all 3 for $2k a month. A full time caller is half that, spend the rest on mailers and texts. Good luck
New Direct Mail Vendor (StorageAce members get a discount)
Acer's - I was referred to a new vendor that is touted in the direct mail space for their innovative options, creative postcards (Bigfoot anyone) that stand out, and for their "Lazy Investor Sequence" where you can load a single list, and send a postcard mailer for eight straight months without any additional work. Got my first response to recent direct mail campaign..[w/ screenshot].
Last Thursday, I used Yellow Letter to send 200 direct mail pieces for $238. I did not research any of the facilities - I grabbed them using my Fiver strategy and got them out the door. I reasoned that I needed to take action to keep momentum, and I will circle back later to clean up the list - but I needed to get letters our the door! Today, I got my first of what will likely be 5 or 6 responses (based on historical response rates) - but this one has not one, but two facilities for sale. I am digging in now. I'm not sure if they are what I am looking for, but the lesson is this: TAKING ACTION WORKS - I have a deal in my inbox to review that I did not have yesterday. Curious, what action have you taken this week that gets you closer to your goal? Some of you might be stuck with getting started, need frameworks/blueprints to build your empire, or know how to find deals - the good news is that there are lots of resources to help with that.
