@Gregory Crane thatโ€™s what I meanโ€ฆ.the due on sale should technically be triggered each time title changes hands which is what happens when you wrap

Lease options vs wraps vs contract for deed
Hey all, I'd love to hear from experienced investors on whether you structure your deals as lease options, contract for deed, or wraps? Why did you go one way over the other? Thanks!

@Orelia Mullings I like the idea of the lease options more too. The main downside is becomes a bit less passive because you technically still have to provide a habitable living environment as youโ€™re a landlord (no matter what the lease says) and you have to keep checking in when their lease is due to expire

Deal Breakdown - Upstate SC - April 2025
We wrapped up another one this week - a straight forward bread and butter wrap with seller finance SFR - 3BR/2BA - 1288SF on a small city lot PP: $84,000 Rehab: $40,000 Private Lender Loan: $125,000 plus 2pts, 2 yr term with option to extend 2 yrs This was listed on the MLS. I ran my #'s and made my offer. It took 8 weeks but the sellers eventually came down to my price. Sale Price: $199,900 Down Pay: $25,000 Seller Finance: $174,900 @ 10% for 360 months Monthly Pay: $1,535 Cash Now: $25,000 Cash Flow: $260 Note Equity: $47,500 If this was a pure flip, we'd expect a retail sale at $185k and a net profit around $33k. The lifetime value of this deal will be: Down Pay: $25,000 Cash Flow: $6,240 Proceeds Note Sale: $21,000 (Note Balance Discounted to 12% Yield) Total Proceeds over 2 years - $52,000 The note sale at a discount is a loss which also reduces our basis for capital gains

Why I prefer Notes over CFD- Lease/Option - Land Contract
It takes more work on the front end, but the value created is well worth it in my opinion. I choose to take the extra steps when selling property with seller finance. All closings are through an attorney, with title transferring to the buyer. My buyers make a Promissory Note in my favor and sign a Mortgage/Deed of Trust collateralizing the property. This is the way banks do it. They aren't using Contract for Deeds or anything else. The biggest advantage to this strategy is when it comes time to convert the equity in a promissory note into cash, in trade, or as currency. I just sold a note that I originated in Jan 2020. It produced decent cash flow and I planned to hold it to maturity. Times change and new opportunities arise. I needed to convert my equity in the note to cash. I was able to do so with a national note buyer - they bought my note discounted to yield at 11.88%, handled all the paperwork, and I was paid via wire in 23 days from the time we signed the sale agreement. You can do this with a CFD, but the discounts get bigger. This means that you received less cash as a percentage of the UnPaid Balance (UPB), because a CFD isn't always as clean as a Note/Mortgage. People will also buy or lend against Lease/Option, but again, that buyer pool is small and you're likely to trade away a bigger percentage of that equity.
