Lease options vs wraps vs contract for deed
Hey all, I'd love to hear from experienced investors on whether you structure your deals as lease options, contract for deed, or wraps? Why did you go one way over the other? Thanks!

Hey Justin thanks for getting the conversation started. I too would love to hear from a few others on what they like and why. Here is an article I wrote a few weeks back on why I prefer Notes over CFD or Lease/Option. @Orelia Mullings I'd love to hear more about your experiences with Lease Options. Can you give us an idea on how you set your option purchase prices, what you are getting as the option fee? Are you setting the lease rates slightly higher than market rents and is there any monthly rent credit going towards the buyer down payment if they exercise the option?

We just closed on the sale of a property in Upstate SC - This was a 3BR-2BA stick built home where we had all intentions of selling with seller finance. We ended up accepting an FHA offer at our full seller finance sale price. We price our SF deals with a 12% premium over our expected retail sale price. Luckily, the appraisal came in at our price - the deal closed on schedule - we returned our private lender funds and they asked to put the money back to work on the next deal PP: $84,000 w/ closing Feb 2025 Rehab: $40,000 (roughly $5k over budget) Seller Credit at Closing: $5,000 Finance/Holding/Closing Costs: $6,000 Sale Price: $199,900 w/ closing June 2025 Total Profit from Deal: $55,000

Hi all! Stoked to be apart of Jay's group. I have been investing in Real Estate for about 4 years. I started out wholesaling and quickly found an affinity for mobile homes. I have flipped, wrapped, rented and now developing land for new mobile homes. My wife and I are now buying co-living properties. We currently have 7 properties in GA, TX, and AL. Creative finance has always fascinated me as its such a problem solver and great way to scale and move with speed within the market.
