Anyone have an GC's they know as i need a house refurb in Orlando area. My tenant trashed the place and I need soemone to repair. Getting quotes from realtor but want someone that understand rental / sale prep rather than maximisng my Realtors kick back ...

I am writing a book and need your help...
I'm looking for a couple of people to read the copy of my first book on Creative Finance. It's one of a three-part series I'm working on right now and I'm looking for feedback on my first draft. If you're reading this and you feel that you have some skills in editing and you are an accomplished reader, I'd love to connect with 1-2 of you about giving it a read through and providing feedback on any improvements I can make or sections I may have missed. I should have draft one back for my editor this week, but rely on y'all to tell me if it's good or not. By design, it's not going to be a long book. It's about 135 pages, so it should be a relitivley quick read.

I have posted some pics of my 4 bed sfh that has been ruined by a tenant I am dealing with. Full eviction down to the sheriff attending, holes in walls, no handles on any doors, floors dogs have peed all over and ruined, counter tops spray painted, risers on stairs removed, green pool, shower cubicle missing... There are some people and they have to go ...estimated damages 15 to 20k plus flooring
Why SFH investments can be a disaster and my learnings after 2 weeks...
I have to share as i was enraged yesterday and the reason why I am moving from SFH to Multifamily... I have way too much risk with one rent only and equity sat in the property. Tenant left the house in the below state. House had been fully refurbished before they moved in..... Dealing with a 10 to 15k bill before I sell and close the chapter... Just learnt from leanings here Lake County Florida, 67% owner vs renters. COC is negative and capital growth over 15 years sits at 1% per annum... Just thought might be good to share horror stories and learnings...

Update 20k if damage but taking a gamble on tenant saying they will fix it...
