It's a girl. She hasn't paid rent yet, but it looks like the eviction process is going to take a few more months. Drafting up the eviction papers for October 18. Apparently, part of this process includes another 18 years of free rent at my house..... Additionally, I also incur a pretty hefty bill for a wedding if some guy comes around offering her new housing when she's all grown up..... As landlord-tenant rules go she is getting a pretty sweet deal. In all seriousness, Danni and I could not be more excited. Getting a boy and a girl back to back is such a huge blessing. Christian

If anyone else was wondering what's going on with Brandon Turner and once next, I waited a while to really weigh in heavily on this. I've done a bunch of research and also worked with Michael Zuber who has a past employee of Bigger Pockets with Brandon to bring you guys a 40 minute episode on exactly what went wrong how you can avoid this in your own deals and what's coming up next because I think Brandon's situation continues to get a lot worse..... But you can form your own opinion. Our thoughts are in this 45 minute episode. P.S. Due to popular vote. We're doing mock Owner calls today. I'm planning on doing the Broker calls next week so I'll be a good one as well. But if you haven't done this before, this week will be a really good one to attend. I find the soft skills on this one to be a pretty consistent week point for a lot of people in the Mentorship group. And so I'm really excited to go over it with all of y'all. And trust me it is way easier to practice it in this group and do it in real life than to have a super awkward call with an owner with no prep!

I recently updated the roadmap to your first deal in the mentorship. And while some of the sections do require the course, you can skip those. Many of them require practicing the calculator and the actual steps that mentees will take over your first six months. I wanted to offer this for everyone because I think this is a really practical roadmap and checklist. And while there is a portion of this that is mentorship specific, I think there's something in this for everyone. I figured I would share this document here with the general community. Mentees, you can also find this in the intro of the course.
