We just hit 600 members in this group — what a milestone! Thought this would be a great chance to re-introduce ourselves and welcome the newer faces. Most of you already know Tim Whitman (because let’s be real, he’s in here more than the admins), but for those who don’t know me yet — I’m Josh. I’ve been in real estate for 21 years, own a mortgage company, flip homes in Southern California, and still take on clients with every real estate need I can help them with. My goal is to not be in the day-to-day trenches, but to provide you guys with those leads so I could do more stuff like this. I started this community because I wish something like this existed when I was coming up — a place where agents could get real advice, support, and opportunities to grow. Whether you’re here to learn about investing, level up your real estate business, or just need a community that actually gets it — you’re in the right spot. Let’s try to get at least 50 members to introduce themselves in the comments — tell us where you’re based, what you specialize in, and what kind of deals you’re looking for. That way we know where to send off-market listings, fix and flip deals, wholesale opportunities, and even team-up chances for buyers, sellers, and investments. yeah lol Tim is well known in these parts 🤣 Hi Josh, Hi everyone. I’m in South Florida and invest here, in central Florida and Utah (I have family up there). My properties are mainly sfh and small multi family, with the exception of a commercial one. I’m also an agent here for 3 years (felt like the natural thing to do since i know alot about real estate and truly love it) If anyone is thinking about investing in south Florida and needs boots on the ground, I’m here to serve. What I hope to get from this group is knowledge, i recognize I have a lot to learn and looking forward to learn from the best minds. Also, build relationships. This business is cut throat and it’s very hard to find other people to vent with 🤣 Its a wild ride. I mean in this week alone I got to vacation at the ritz carlton for a few nights and sleep on the cold floor for the rest. I have money but at the same time I’m broke as a joke wtf! Not a week passes that I do not tell myself “ok, I’m selling everything and leaving” …. Ya, you see, I’m venting already 😅 .

Flood Zone AE
The house that I'm trying to purchase from a wholesaler is Zone AE. (I was previously avoiding everything that was in a flood zone.) I spoke to someone that works on flood zoning and they're going to see if they can get it out of the flood zone for me, which apparently costs only a couple hundred dollars. I also called an inspector to see if there are repairs to reduce flood insurance costs. Any other advice for AE flood zones? It's a lower priced home and hoping this wouldn't affect my buyer pool too much. Thoughts?

Yup. I own a property in a flood zone in South Florida. Technically all of Florida is a flood zone but if the house is in a flood zone it has higher chances of that. It affects your buyer pool because flood zones carry additional flood insurance and it can affect the buyer. That being said, even if you manage to take it out of a flood zone you might want to add flood insurance. My property that was in a flood zone, flooded. I pulled through thanks to flood insurance that covered the whole property. You think it will never happen but it most definitely can. That area has not seen a flood in over 50 years. most investors steer clear from flood zones but sometimes if its by the beach its worth the risk 😅

Then check your numbers, really review the comps and the days on market for that particular area. In my flood zone property for example, its 1 mile to the yacht marina, and close to the beaches, and downtown and since there are so many buyers with money, the extra expenses for flood zones are pennies so they dont care.
