Before You Chase the Deal… Read This First.
I know that feeling: šŸ”„ You found a lead. šŸ“Š You’re crunching numbers. šŸ“ You’re ready to fire off that LOI. But hold up—let me save you from a six-figure headache. Just because it’s under contract doesn’t mean it’s a deal. Too many new wholesalers sprint toward the finish line... only to realize they’re holding a ticking time bomb. Before you go all-in, double-check these 3 non-negotiables: āœ… Prime Location - Don’t bet on ā€œup and coming.ā€ Bet on already booming. Look for growth, jobs, infrastructure, and momentum. āœ… Motivated Seller - If the seller’s not motivated, the deal won’t move. Period. Your time is too valuable to chase maybes. āœ… Positive Day-One Cash Flow - Projections won’t pay your bills. Cash flow covers risk and keeps you in the game—even if everything else goes sideways. 🚫 If even ONE of these is shaky? Pause. Reassess. Dig deeper. Be willing to walk away.
