Struggling to find funding or investors
I’ll be real, when I started in property, funding was my biggest struggle. I didn’t have investors, I didn’t have money, and I lost deals because I couldn’t raise funds in time. It was frustrating, and at one point I questioned if this was even for me. What changed? I stopped chasing money and focused on building trust. I learned my deals inside out, showed up consistently, and built real relationships. That’s when things shifted, investors started coming to me, and partnerships followed. If you’re struggling with funding right now, you’re not alone… it’s part of the journey. What’s been the hardest part for you when it comes to finding investors or funding deals?

One Strategy Done Well Beats Five Strategies Done Poorly
One of the biggest traps in property is strategy hopping. You start with one approach, then hear about another that sounds better, then another that promises higher returns. Before long, you’re busy researching, watching, analysing… but not actually progressing. The truth is, most property strategies work. The difference isn’t the strategy, it’s the depth of focus you apply to it. When you constantly switch, you stay at surface level. You never fully understand the nuances, the local demand, the agent relationships, the funding structure, or the small details that turn an average deal into a great one. But when you commit to one strategy and go deep, patterns start to appear. Your confidence grows because your competence grows Conversations become easier. Decisions become clearer. Momentum starts to build. Property rewards consistency, not curiosity. Focus builds competence, competence builds confidence, and confidence builds results. So let me ask you, are you truly mastering one strategy right now, or are you still distracted by the next shiny opportunity?
@Liam J Ryan . I wholeheartedly agree with you on this, consistency is key to success in whatever strategy you choose. On a totally different matter. How do I get a mentor. I did the amazing boot camp at Brentwood and I have put together my first deal but I need a mentor. The key selling point is the time sensitive nature of the deal as the building approval expires in 3 weeks. I want to be another success story of the AFL family. Thanks
