Struggling to fund your first deal or scale in property?
You’re not alone a lot of people are stuck here. No investors, limited funds, and opportunities passing by. But the real issue isn’t just money. It’s about how you present deals, how well you understand the numbers, and whether people trust you enough to partner with you. Chasing investors rarely works… positioning yourself properly does. When you become consistent and credible, funding becomes easier and partnerships follow. Are you currently trying to find investors, or working on becoming someone investors would trust?

Struggling to fund your first property deal or scale?
A lot of people are in this position, no investors, limited capital, and deals slipping through because the money isn’t there. The truth is, it’s not just about “finding investors.” What actually makes the difference is building trust, understanding your deals properly, and showing consistency. That’s what gives people confidence to partner with you. Many focus on chasing money… instead of becoming someone worth investing in. Once that shifts, opportunities start to open up. If you’re on this journey right now— Are you finding it harder to fund your first deal or to raise money to scale?

@Tarnia Ollerenshaw @Tarnia Ollerenshaw I can relate to that, I was actually in a similar position not too long ago. I had no startup capital, and when I tried relying on loans and even investors, it didn’t work out the way I expected. What really changed things for me was getting introduced to a proven side gig that started generating income alongside my property journey, which I then used to fund my deals and build consistency.

@Tarnia Ollerenshaw It’s something called direct fulfilment, basically selling products online without needing to hold any inventory yourself, so you’re not tied up with stock or storage. What I like about it is that it can be set up to run quite smoothly in the background once everything is in place. Since I started, it’s been generating around £15,000 a month, and the funny thing is I started with zero knowledge myself. It doesn’t take much of your time either, so it won’t affect your property journey or training. If you’d like to know more, kindly reach out to me here: +447735304278

@Zelda McKechnie Hi Zelda, great that you’re taking action early, that’s how you build momentum. Landlord insurance is typically taken out per property rather than one generic policy, as each property has its own level of risk and usage. You’re asking the right questions at this stage, getting the setup right will save you a lot later on. Happy to share how I approach structuring things if helpful. Are you planning to hold these in your own name or through a limited company?

@Zelda McKechnie That’s a solid approach, thinking long term while getting clarity at the bootcamp is the right way to do it. Happy to share what’s been working for me. I actually started with no capital, and relying on loans or investors didn’t go as planned. What made the difference was building a side income alongside property, which allowed me to fund deals and move consistently. You’re on the right track, once you get the structure clear, things start to fall into place. Are you looking to start with property first or explore other strategies as well?
Hey from Deb
Hi everyone. New to the group and AFL. Attending the Boot Camp tomorrow (14 April 2026) I am extremely motivated to attend and learn all I can. Raring to get started on my property journey. Looking foward to meeting you all who are going to the bootcamp this week and engaging with everyone here on this site. Already seen a great way to virually source BMV properties here, so thank you for that. I hope one day to add tips of my own to pay that forward and help others with their journey,. Great to be here :)

@Deb Patnaude Glad to hear that, sounds like it’s been a great experience and you’re in the right environment. Now that you’ve completed the bootcamp, what’s your plan moving forward? And how are you planning to fund your property business?
I'm ready for success!
Hey everyone, I’m Veronica — a senior architect who’s put in years of hard work and built serious experience in the construction and property world. Now I’m ready to actually turn that knowledge into real money, and I’m excited to be doing it with this team.

Welcome @Veronica Rocha , great to have you here! You’ve already got a strong advantage coming in with your architecture and construction background, that knowledge alone can really help you spot and structure deals properly. Are you planning to focus more on developing your own projects or partnering with investors on opportunities?
