Your first deal
Hi all, curious about people's first deal in CRE. I purchased a storefront and now looking at large multifamilies. Did you start with multifamily or pivoted into it? Was it a smaller 1-4 or large multi? Did you solo venture, jv, or through syndication? There are multiple paths to success and I'm fascinated by people's stories. And Iam sure we could all get some nuggets of creativity through sharing.

I started with a 5 unit. Was a private lender of all the equity. Paid cash for the deal. Then moved onto an 8 unit. Then a 12, 55 unit and so on. Now have done over 2000 unit transactions. 9 full cycle deals the largest which was a 170+ unit. Self-mange entire portfolio of 1500 units now. I believe in start small. Then work your way. The go big or go home crowd of 2021-22 had to go home in many cases. Operating a 100+ unit is no joke, so one needs to get their education on an 8 unit 30 unit , 50 unit before you can go to 100+ units

Introduction
Hey, my name is Darrell Tippett and I've been an entrepreneur for the past 10 yrs building different businesses. I recently decided to venture into commercial real estate to learn how to earn assignment fees from the deals I lock up and am new to this business. My primary goal is to build a business around this commercial rei assignment fee business model to where eventually I'll bring in $50k to $100k per month every month. Then I can take that income and allocate it into other passive investments for the long term of more then 10yrs.
