I built a new dispo platform for Real Estate Wholesalers - Thoughts?
Quick question for the group- What are you guys currently using to blast deals to cash buyers? Spreadsheets? Old lists that are 50% dead? Clunky CRM’s? I got tired of all of them and built my own dispo platform. Just looking for some feedback on it. If anyone wants to check it out, let me know.

I have the will, I’m missing the way.
I’m currently networking and learning about šŸ™wholesaling and I almost feel like I’m ready for outreach but I’ve come to a roadblock since I’m based In Pennsylvania I am under act 52 which Zack has made a video on previously but it seems like I simply cant wrap my head around it or I’m being paranoid the wholesale police will get me šŸ˜…but either way I’d like to stay fully informed on wether I could wholesale here, or if not if I could virtually. Any insight is very appreciated

@Eric H Yeah. Selling w/Max means submitting your deal as soon as you have one under contract to Max’s website called Max Dispo. You submit the deal details, Max finds the buyer for it, handles everything, and then you and Max split the profit for him finding the buyer. EMD is earnest money deposit.

Like @Darrell Jones said, you can just double close in PA. Find an investor friendly title company who understands you’ll be double closing, then line up transactional funding for it. Normally when you sell a deal to a cash buyer you use an assignment agreement with them. That means you’re ā€œassigningā€ your interest in the property to them. Then the seller and buyer would close and you get paid. With a double close, you and the seller close(you take temporary ownership), then you and the cash buyer close right after that usually where they buy it from you. Transactional funding is funds you can get to fund YOUR closing with the seller. Usually costs $1,000-$2,000, but it’s legal in PA at least and will allow you to close deals. I chatted with a seller over the phone and am supposed to be meeting up with him tomorrow to take a look at the house. I just ran comps and my MAO is 100,434 and he wants 250K!! šŸ˜’ He claims that no repairs are needed. The area the house is in isn't the greatest and no homes have sold for that high AT ALL!! I just was wondering if anyone has any tips on how to negotiate with this? On the phone he sounds like he might be a difficult one. šŸ¤” Just wondering if I'm wasting my time?? HELP!!

Give him your math. It’s the Richard Taylor approach. Something like ā€œSo let me make sure I understand, similar houses to your have recently sold for $100,000, you’re asking for $250,000, so you want me give you $250,000 so that I can lose $150,000? Ok I got it.ā€ See if that snaps him back to reality or not. You could be dealing with a straight up lunatic who thinks their house is Ferrari when really it’s more like a Ford Flex.

@Amy Wirkkala lol yeah he is for sure. Essentially you’re indirectly making them realize they’re stupid with the number they want, that they probably just pulled out of their ass anyway. Of course no one ever accused sellers of being the smartest people either lol. Some of them are just insane, or maybe they just were never good at math. šŸ¤·šŸ»

I have a 30 trial on batch leads which are the best list to tackle. I have 6 days to be out of my place. I need 2 contracts by the middle of October!

Man, nothing like a little pressure to motivate you right? Lol. You can stack lists like vacant, non-owner occupied just as one example. I’d check Zach or Rick’s recent YouTube videos and there’s likely one that shows the best lists to pull.
