What are the Late Night Deep Work Sessions?
Whats up guys! I’ve had some questions on the late night deep work sessions! What are they? What do we do during these sessions? Will I be there? These sessions are an opportunity for everyone in this group to join together, collaborate, and get some meaningful FaceTime with other group members! Think of it like study hall for adults, or like those college nights in the library stacks cramming for an exam during finals week. What to do during these sessions: - Talk about your struggles - Talk about deals - Talk about markets - Talk about yourself - Make friends - Find partners - Ask questions of each other - Immerse yourself in a community of like-minded investors Unlike the Weekly Q&As which I host EVERY WEEK and will be in attendance for EVERY TIME, for the late night deep work sessions I will join as often as I can! I try to go to every single session but life gets in the way sometimes, so I’m counting on the group to pick up the slack when I’m away from my desk! It seems like we had some activity in tonight's session as I got a Fathom AI Synopsis from @Melissa Serrano & @Chelsea Westover & @Rene Doyle . This is exactly what I am talking about!!! Well done! You guys spent 1 hour getting to know each other, hearing about each other's respective professional experience, and diving into deals evaluators. I also saw you also had some questions specifically with the stabilized inputs in the 5-minute deal evaluator. I will ensure we cover this on Friday's Q&A call! Thank you @Melissa Serrano & @Chelsea Westover & @Rene Doyle for your collective participation to make this community great, and everyone else who consistently asks great questions and attends all of our live in person meetings!

Send a wire in person at the bank, not an ACH or cashier’s check. šŸ¦šŸ’ø
We opened a bank account for a new LLC before closing. That LLC will own the property. My partner and I each hold 50% through our hold cos. I wired my share from my personal account to the title company escrow (thanks @Hunter Rittgers !). The wire cleared in 20 minutes, exactly where it needed to be. ā±ļø My partner did something different. He got two cashier’s checks, from BofA and a credit union, and deposited them into the brand-new LLC account. That created a perfect storm. Why this slowed us down: 1. The account is brand-new, no history to speed clearing. 2. Cashier’s checks clear slowly, banks often place holds. 3. Our bank placed an 8 business day hold on the deposits. āš ļø Result: we were set to close on October 15. Funds won’t be available until October 20, then we still must wire to escrow. Quick rules you can use: - Wire funds directly to escrow, in person at the bank. šŸ¦ - Wires are fastest and most reliable. ACH is slower. Cashier’s checks are slowest. - Avoid funding brand-new accounts when you face deadlines. - If a check deposit is unavoidable, confirm the bank’s hold policy in writing. šŸ“„ - When possible, fund escrow directly from the source account. āœ… Keep it simple. Send wires. Save yourself delays.

I started my mobile home park journey in college over 25 years ago. I made the plans, read the books, went to seminars, and bought all the bootcamp courses. But instead of buying a park, I built a successful business that ultimately distracted me from my original goal. I even helped a family member get into parks before I finally took the leap myself. And yes—money comes in pretty easily. Use this group’s formula as your foundation. Take the first step. It might feel like a cliff, but trust me—there is no cliff.
