One-on-Ones Going Away... & Recordings!
Some of you are old enough to remember VHS recorders, dial up internet, landlines and having NetFlix "MAIL YOU" a DVD... hello? Can I get a WHITT-NESS?!?! In case you did not know, under the CLASSROOM TAB, if you go down to B2R Live, there are weekly recordings that will walk you through an entire build, START TO FINISH. Last night we recorded "Insulation, Sheetrock and Trim Carpentry Stage" in case you missed it. Secondly, I'd like to hear more about where you are in your Building Duplex Journey so I've opened up some time on my Calendar to meet you for about 30 minutes: https://calendly.com/juan-relentlessacq/30min Since the group continues to grow and my time is limited, I have to narrow my attention to a few of you who are serious about building in 2026. Today is ALREADY 23 JAN 2026! From my experience, people just need a couple of things to see success: - Guidance so they don't have to figure it out on their own - Accountability so they stay on track. This is going to be a paid group (if you've already paid, no worries, you're already in!). If you want more focused attention so you can BUILD YOUR FIRST Duplex, like @Teoy Thompson, @Richard Salinas & @Ivette Salinas and the infamous @Curtis Eickenloff (who in all honesty was already a legend before we met on Skool and was already building duplexes), then let me know. Who is Building in Houston?!?
I had a wholesaler reach out to me to assign me this contract. This is a bit of a drive and I'm not really looking to head all the way down there. I do know that the $/SF for a finished duplex is higher than in Willis. All that to mean that the asking price isn't unreasonable. Feel free to reach out directly - happy to answer any questions you might have. - Pull sold comps, last 6 months of duplexes within 1 mile - The dimensions work - Pull sold rentals, last 6 months of duplexes within 1 mile - Your cost to build will be $100/sf - You DON'T have to pay what the wholesaler is asking. They all always say, "it's going to go fast!" to get you to pay asking price. I never know if it's true. If my goal was to start on my first one this year... I WOULD totally jump on this one. No Flood. Dimensions work. Just need to verify zoning for duplexes. Let's go!!!! Juan-

Flood Zones
I know we’re supposed to stay away from flood zones. Is a 1%/100 year flood plain still a hard no?

Hi I’m Ivette!
Hi guys I’m finally able to post my own post since skool limits you until you get enough points when you join lol. I just wanted to introduce myself since I’ve only met a few of you. I’m @Richard Salinas wife! I’m a real estate broker but I’m an investor first 😊. I manage our rentals and my goal moving forward is to fully focus on ground up builds. Where we are with our current ground up duplex projects: @Richard Salinas and myself are ironing out a couple of other real estate transactions this month so that we can fully focus on our duplexes. We already have 2 vacant and cleared lots with surveys and we have 1 ready with plans. We will be solidifying the funding and getting permits approved for Q1. I’m hopeful that we should be breaking ground by end of Q1 so we are super excited! We will also try to document everything as well so y'all can keep us accountable 😊. Our plan this year is to build 2 duplexes from the lots we have already started on and pickup 2 more lots/start 2 more duplex projects before end of year!
