Help Needed!

I like the 3rd one, it has great color and stands out the most but it’s missing a little more duplex so maybe add a more noticeable duplex in the background. I also like that he’s including his marine background. I don’t have a military background but everyone appreciates and respects those that do!
Update on our 1st Duplex Build 🤠
Hey guys! We’ve been super busy with our personal move and getting our other property rent ready but we’re still inching forward! @Richard Salinas 1. We got with a document prep company that our favorite title company uses and they sent us the final deeds for both of our lots; we will be signing and getting them both recorded this week so they will be under our LLC for easier funding. There was a delay with this because of the new FinCen reporting laws that changed but we got it taken care of. 2. We got the water/sewer letter signed and approved and as soon as we get the name updated we will pay the impact fee and finally submit for the permits. We are building in the city of Houston so the impact fee was a surprise to us so be sure to checkout your build areas and add that to the budget! (Just an unexpected $4,300 no biggie 😅). It seems that this is normal inside Houston city limits so now we know! Also, just an fyi if your duplex is over 3,000sqft inside Houston the impact fee would’ve been more but because ours is under they’re counting it as single family even though it’s a duplex. 3. Next week: we submit for the permits 💪🏼 my plan is to get on their new fast track permit approval program which supposedly gets approved in 30 days or less. We will see!

@Juan Cristales not so much an issue but a delay and extra paperwork. I think it was finalized at the end of 2025… I remember there was a lawsuit against it for privacy issues but they ended up passing it. Certain real estate transactions MUST be reported to FinCEN by the title company when residential property is purchased with no bank/loan financing and the buyer is an entity (LLC, trust, partnership, etc.). It’s to prevent money laundering and since lenders usually do enough digging within the loan approval it’s not required when you’re buying with a loan. So because we purchased these lots cash and are just moving them to our LLC then the title company has to submit ownership info. And of course tack on a fee to do so lol. $150

🍀Already St. Paddy’s Day 🍀 Just yesterday we did a meet up at Top Golf. 🥶Weather is 33 this morning 🥶 What’s up with that?! I have an electrician contact who is starting his new build duplex in Willis (Martin). (Every time you think I can save a nice tree, it ends up being in the way somehow… this one is in the middle of a driveway.) Conroe is taking a little long to get us permits (sadly) but we’ll be starting soon. Let’s set up a meet up again but this time at a project. We will have several coming up. Let’s go! Hi I’m Ivette!
Hi guys I’m finally able to post my own post since skool limits you until you get enough points when you join lol. I just wanted to introduce myself since I’ve only met a few of you. I’m @Richard Salinas wife! I’m a real estate broker but I’m an investor first 😊. I manage our rentals and my goal moving forward is to fully focus on ground up builds. Where we are with our current ground up duplex projects: @Richard Salinas and myself are ironing out a couple of other real estate transactions this month so that we can fully focus on our duplexes. We already have 2 vacant and cleared lots with surveys and we have 1 ready with plans. We will be solidifying the funding and getting permits approved for Q1. I’m hopeful that we should be breaking ground by end of Q1 so we are super excited! We will also try to document everything as well so y'all can keep us accountable 😊. Our plan this year is to build 2 duplexes from the lots we have already started on and pickup 2 more lots/start 2 more duplex projects before end of year!
