Hi I’m Ivette!
Hi guys I’m finally able to post my own post since skool limits you until you get enough points when you join lol. I just wanted to introduce myself since I’ve only met a few of you. I’m @Richard Salinas wife! I’m a real estate broker but I’m an investor first 😊. I manage our rentals and my goal moving forward is to fully focus on ground up builds. Where we are with our current ground up duplex projects: @Richard Salinas and myself are ironing out a couple of other real estate transactions this month so that we can fully focus on our duplexes. We already have 2 vacant and cleared lots with surveys and we have 1 ready with plans. We will be solidifying the funding and getting permits approved for Q1. I’m hopeful that we should be breaking ground by end of Q1 so we are super excited! We will also try to document everything as well so y'all can keep us accountable 😊. Our plan this year is to build 2 duplexes from the lots we have already started on and pickup 2 more lots/start 2 more duplex projects before end of year!
B2R Update | Still in the Build, Still Winning (Q1 2026 Energy)
Hey B2R family--> it’s been a few months, so I wanted to share a transparent update. Long post🤷‍♀️ The last quarter was a different kind of grind. Progress didn’t always look flashy, but the work never stopped. Quick highlights: - Continued building relationships with potential lenders - Strengthened my backup bench of subs (because Juan was right — always have contingencies) - Kept learning and revisiting Juan’s recordings to sharpen my understanding of materials, scope, and the actual build process On the lot side: The initial survey completed before closing was missing critical details around easements and setbacks (lesson learned). It took another month, multiple follow-ups, and Juan stepping in to apply pressure before we got a corrected survey. Three days before Thanksgiving, we finally sent it to the architect. Since then, we realized the lot layout (wider vs. narrow) may require plan modifications — possibly new plans altogether. No biggie, just potentially more cost. With the holidays, delays were expected… but yes, still waiting. While waiting, I stayed in motion. No stone unturned on lending options, team-building, and preparation. If I’m honest, if it weren’t for B2R, I probably would have thrown in the towel. This group has been the reminder to pause, recalibrate, and keep going. On the ops side: What was a long term rental is now transitioning to Airbnb or mid-term rental, so it’s been deep cleaning, minor repairs, marketing, and tenant vetting. Getting to the 1st permit may test patience, but adaptability builds portfolios 😉 If anyone: - Is looking for an Airbnb in a modern retreat area, or - Needs a 30–90 day unfurnished mid-term rental with all utilities included, Feel free to reach out. Or, reach out just to laugh, vent about funding and permits, or talk through your Q1 2026 build goals. 2025 didn’t deliver my second duplex, but 2026 will. My theme this year: overthinking the positives — because I’m certain I’m winning.

Hey @Teoy Thompson! Good update! @Richard Salinas and myself are ironing out a couple of other real estate transactions this month so that we can fully focus on our duplexes. We have our 2026 vision plan call with @Juan Cristales scheduled and we will be solidifying the funding and getting permits submitted and approved for Q1. It has been cool to see a lot of new developments around where our current 2 duplexes will be built so we are happy about that and are planning on keeping them, just refinancing out into DSCR loans. I’m pretty hopeful we should be breaking ground by end of Q1 so we are super excited! We will also try to document everything as well so y'all can keep us accountable 😊. Our plan this year is to build 2 duplexes from the lots we have already started on and pickup 2 more lots/start 2 more duplex projects before end of year!
No One "Accidentally" Wins at Anything!
- There has to be a plan. - It needs to be written down. - It should be a constant/daily reminder of what you plan to achieve. The questions are: 1. What specific real estate goals do you have for 2026? 2. What monthly actions do you need to take to achieve them? 3. What daily actions will support that? Please take a Sabbath or a day off once a week. 4. Who is holding you accountable? I mean, REALLY accountable. For example, if your goal is to raise $300K for your first build. How many calls do you need to make per month, per week, per day? It's doable. It's just numbers and repetitioin. Let's go BUILD SOMETHING GREAT IN 2026! I think the main theme for 2026 is going to be Capital Raising. What do you guys think? B2R Crew, Juan-

Yes capital raising would be a great theme for the year, once we’re past that hurdle everything else is all check lists & managing trades & schedules. 🙌🏻

Some people will think this meme is in "poor taste." Others will think it's hilarious. Bottom line: We live in the greatest country in the world, where an immigrant kid can come from abject poverty, whose mom was on food stamps and who always wore hand-me-downs... to being a landlord. - Don't take it personal. Heck... I've been a tenant... as an adult! - Take MASSIVE action - change your FAMILY TREE. - You have it within you! The reason most people don't take action is because they are OVERWHELMED with their current situation. There is NO CLARITY IN THE VAGUE. All that means is that if you actually SIT DOWN and begin to map out on a blank sheet of paper: all the problems, all the struggles, all the issues and begin to MAP out a PLAN to begin to FIX your issues, you'll start making progress. The first hurdle: Being REAL with yourself about what you CAN control and what you CAN'T. If there is something gigantic in the "I CAN'T CONTROL" bucket, there is a good chance it's self-imposed. How do I know? Because there are examples, after EXAMPLES, AFTER EXAMPLES of people in your similar situation who figured out a way to overcome it. It's time to FIGHT. I'm so grateful for all of you. What you did in 2025 is setting you up for 2026 and I'm proud of you for taking action! - 2026 is going to be a Banner Year in Real Estate... don't sleep on it - Crush bad habits YOU KNOW you need to CRUSH... find an accountability buddy - Stay consistent. Small steps. Get in a routine. - Don't compromise your goals for short-term enjoyment... people are depending on you The Hercules Hold!!! World Breaker! (not sure if it was this dude) but one of the guys said, "I just envisioned me holding on to my children as if I had to SAVE THEM OFF A CLIFF!"
