Here are a couple/few rules for talking to people about being Private Lenders for your New Construction Duplexes.

Your goal is NOT to close lenders on first convo. So don't beat yourself up about it.
Your goal is is simply to get a "Yes, I'd like to learn more!"
Private Money is Relationship First, deal second.
Lead with the problem YOU solve: "Most people want passive real estate returns but don't want to manage contractors and projects. That's where private lending comes in."
