Potential Opportunity
Hey all, I've got a house under contract (with conditions) in Regina Sk. that would be a good flip or BRRRR for someone. Conditions are set to be removed Friday, but will probably need an extension for an extra week. Price: $245,000 (will ask for less after inspection is done (next Thursday)). Reno's needed are mostly just cosmetic. Paint, tub surround, bathroom fan, clean up garbage, then whatever the inspection finds, but will negotiate those costs down on price. Potential ARV: $360,000-$410,000 (based off comparables, of others in same neighbourhood, age, and sq ft.) Looking for an investor to fund the project, establish a relationship with, and to work together into the future to reach both our goals. I value trust and transparency. That being said I know what I'm doing, but need experience to iron out my systems and the full process.
