If you have an email list of buyers - I would to see if we can partner
Hello All, We have a small list of land buyers not big enough to put on MailChimp. If you have a list and want to make a commission if our land sells through one of your contacts on your list let's chat. I know a bit of a different idea, it works in affiliate marketing, figured I'd see if I can make it work for land investors as well.

Top 5 Counties to Watch for Cheap/ Terms Style Land!
Have a hard time buying/ selling land right now? Here's some cheaper options.... You ever get that feeling like the market’s shifting right under your feet, but no one’s talking about where to step next? Well, we’re talking now. If you’re looking to stay ahead of the curve in 2025, you’ve gotta know where the smart money’s heading. Here are 5 counties quietly heating up: 1️⃣ Cochise County, AZ Low prices, solar growth, and surprising amount of water access. (yes, really). Ideal for long-term holds, off-grid builds, self-sufficiency buyers. 2️⃣ Costilla County, CO Affordable land, mountain views, and remote-worker appeal. 3️⃣ Luna County, NM Fast growth in Deming and high ROI potential. Ideal for: Entry-level investors or anyone targeting high ROI flips. 4️⃣ Klamath County, OR Scenic, close to Crater Lake, with strong outdoor demand. Ideal for: Buy-and-hold, eco buyers, recreational land. 5️⃣ Elko County, NV Minimal regulation, crypto mining interest, and rural appeal. Plus, Nevada’s tax situation? Chef’s kiss. So What’s the Move? You don’t have to buy in all 5, but keeping an eye on these markets could mean the difference between a basic 2025... and a breakthrough year.

Hello All, We are looking to help a fund place $10MM in land notes. We've got about $2MM but looking for that other $8MM. If you have land notes and would like to sell, please reach out to me.

@Dave Denniston I’m sorry I should be more specific. Ideally we’d want to see Deeds of Trust. If it was underwritten with a RMLO that is preferred. The lot sizes are all over the place. They will not want land locked properties and usually want to know the intentions of the borrowers. Are they building a house on the land etc

@Dave Denniston Ideally we would like the origination documents to be done by an RMLO. Note sizes all are welcome. Deed of trusts are preferred over land contracts. Seasoning is needed, showing payment history will help a buyer understand how the borrower pay. The closer the note can look to Fannie or Freddie paper the better. But having it with a RMLO will suffice. Also I know that the people I have looking are trying to hit at least a 14% yield.
