If you could go back and give yourself one piece of advice when you first started wholesaling, what would it be? What's the most important lesson you've learned that has saved you the most time, money, or headache?

Today has been a very good day. I finally got over my fears and called a couple local title companies. The first three wanted nothing to do with me, but I called the fourth one and the lady was awesome to work with. I started asking the vetting questions and immediately she understood that she wasn’t going to be able to answer them so transferred me to the manager. I got contact with the manager and she was very happy to talk with me and explain everything to me. She gave me her personal number and also told me to call with absolutely any questions I have So that’s a really good feeling! now a few quick questions is 400 for the seller and 400 for the buyer. A good fee along with she said that there will be a $500 deposit and if the sale does not close they take that is that a common practice for a title company and who is that fee coming from? -I also got out my first 50+ sticky notes reverse driving for dollars, got in contact with two local house flippers and got a buy box of what they are looking to buy in the area and one realtor claiming to have ready cash buyers things are definitely coming together!🙏🏼 Thanks for all the good advice and wish you all great success! 📈 I am still also looking for JV partners in the Michigan area so message me and let’s connect!

God is good y’all! I closed on a house in Denver, CO on Friday, July 25th and made a $14k fee on it. My JV partners put in a lot of work on the dispo side and made a decent fee as well. Shout out to Max Dispo! I also closed on a vacant lot in Bella Vista, AR on Monday and made $1k on it. It’s small, but I’ll take it! Should have another one under contract here in the next couple hours, God willing. All from the comfort of my home in El Paso, TX! God’s timing is perfect! I have a lot of big expenses coming up and these checks couldn’t have come at a better time. Stay at it guys! Keep God first and everything else will fall into place.
