God is good y’all! I closed on a house in Denver, CO on Friday, July 25th and made a $14k fee on it. My JV partners put in a lot of work on the dispo side and made a decent fee as well. Shout out to Max Dispo! I also closed on a vacant lot in Bella Vista, AR on Monday and made $1k on it. It’s small, but I’ll take it! Should have another one under contract here in the next couple hours, God willing. All from the comfort of my home in El Paso, TX! God’s timing is perfect! I have a lot of big expenses coming up and these checks couldn’t have come at a better time. Stay at it guys! Keep God first and everything else will fall into place.

Hitting a wall
How are y’all getting a hold of builders that ACTUALLY buy infill lots??! I spent hours on the phone Monday and yesterday calling and emailing builders to get their criteria to add to my list and it’s hard even getting in contact with anyone. The few who did answer or return my call are looking for acreages. I called them, sent a text, emailed, and then called again after I went through my list and only got 4 companies to provide criteria. I’ll be calling those who didn’t answer or respond again today. I thought buyers/builders would be easier to contact than sellers but I was VERY wrong. 😑

@Brad Pickett thanks for the advice. You must have read my post wrong. I didn’t say I’m having a hard time finding the most recent builders, I said I’m having a hard time getting in contact with them. Also, I’m no expert, but I have been closing deals. I’m just trying to add builders to my list, and I have SMS campaigns going out to sellers. If getting a deal first works for you, cool. I know some people prefer to know criteria before reaching sellers. Whatever works for you.

Land Snippets Creation
Hello fam - Today I am creating sms text snippets for an up and coming drip campaign for vacant land. I have to admit, I'm kinda nerding out here a little with this GHL horsepower LOL. Boy though, do I have a LOT to learn! At 55, there's definitely smoke coming out of my ears. For all other sms nerds here's my approach -> I'm setting this system up to handle 1000 texts/day while spreading the campaigns over 10 unique workflows with each its own phone number - within each campaign, there will be 8 unique sms syntax variations for "first touch" texts. After this, I'll have to figure out how to grow the drip branches within the workflow from 3 (currently) to 8 to match the number of spins on the texts. Short of hiring a GHL workflow person, this feels like a good start. Pray for me LOL

I hope it works for you! That’s way more than I know how to do. That’s why I haven’t gotten anything with GHL yet. I need to graduate to that eventually though.
