All you need is the property ARV and the sqft. If you are unable to figure out if a property is considered light reno, medium reno, or a full gut (which is a known problem for new wholesalers), or if it needs major repair items, i included buttons to open an advanced page where it will ask you for information about the condition and it will tell you what rehab level it is, and if it needs a major repair item, and then tell you how much rehab costs are and tell you what to offer. Let me introduce myself. I’ll admit posting here feels a little intimidating, but I’m excited to connect with this amazing community. I’m Héloïse from Canada. While I’m brand new to the U.S. market, I’ve been active in real estate since 2020: wholesaling, restructuring & flipping, mostly land but not only. I’ve now decided to focus fully on virtual land wholesaling. My big ‘why’ is building financial freedom for my family, so we can move back to our home country. We have to go back for very deep personal reasons. My husband and I are both breadwinners, but I’m the one with the entrepreneurial fire. With two young kids at home, having his full support & giving me the space and freedom to grow this business means everything.
