Just found a new platform called DealMindAI — and it’s kinda wild. I ran 303 Camino Arbolago through it, and it literally broke down everything—ARV, comps, repair cost estimates, ROI. It even gave me a suggested offer price (a little higher than I wanted… but we’ll test their angle and see how it plays out). You can actually talk to it like ChatGPT — but for real estate deals. Ask it questions, get comps, analyze flips. Way faster than running the math yourself. I’m thinking about adding it to the course — test it out and let me know what you think. I just ran a property in NC.... it gave me higher valuation like 2.3mil... I was expecting about 1.25 mil...... Once I bring down the lease price to $15 / SF / Year... It gave me good valuation - Valuation:At a 7% cap rate, stabilized value at $15/SF/year NOI would be approximately $1.16M ($81,250 / 0.07). - BUT with Upside Potential: Leasing at current market rates ($22–28/SF/year) could increase NOI substantially—potentially up to $161,800/year at $24/SF/year
