How does title transfer work in this model? I have another dealer friend who is saying that Clayton Homes is making her keep the title until the end buyer takes it over (avoiding a double title transfer) unless she is partnering on the deal. Have you experienced this? And is it a big deal if she does hold the title until it's transferred to the end buyer?
Dealer selling retail?
Has anyone with a dealers license explored also selling directly to a potential home buyer. If a couple already owns land and they're looking at new mobile homes it seems like a guy with a dealer license could sell to them at a very steep discount, compared to a dealership...because I think the dealership ends up making around 50k after everything is done. That same dealer could even assist them in organizing all of the set up requirements. Land Home Package obviously would make more but what would the drawback be of doing both?

I'm exploring this option but like Sean mentioned, need to figure out the lending piece. This would work with a cash buyer though.

@Sean Ade I think focusing on selling to investors OR selling to cash buyers would be the play here starting out. Plenty of people out there doing both!

Dealers License
Hello everyone! Currently I am mostly investing in mobile home parks and looking to add these land home packages as active income for our investment business. As I’m looking into getting my dealers license, I’m finding out about the physical office requirement. Have any of you found a work around for this? I’m not actually trying to run a lot and sell mobile homes. I just want to be able to buy and sell them within our parks and do some of these land deals. Thanks!
