Would we lend on Lots and Land purchases?
I've seen few posts about people looking for funding to buy land. What would be the risks or advantages to us lending on such deals?
Verifying fees…
So if I am lending $2000 EMD, I need to charge him $500 upfront + another 20% ($400) at close so I need $2900 coming back before I even add my fee?

From what I understand, your fee is already built into the 20%. The up front $500 goes to RQF for the act of performing the work with title/escrow and opening a "file" for that request. The 20% afterwards is the fee for closing the deal. So, the borrower will pay $500 dollars to start the process, then we put up the $2000 to escrow. At close, the $2000 comes back to us with another $400 from the arbitrage with the Buyer's payment and the wholesaler's assignment fee. The Wholesaler never pays us more than $500 (using that particular option A fee structure). The total proceeds to RFQ is $900, with the $400 being split 50/50 between you and RFQ. @Paul Brown or @Justin Pilakka, did I say that right?

Just wanted to share with all ya'll I made my out reach/contacting goal tonight and got a response from it; a wholesaler that is looking for a Buyer and possibly funding for both themselves and the Buyer. Not sure where it will lead but motivation to keep talking to people and seeing what needs you can help with.

What to charge
I got asked what I charge to lend $10,000. I told him to be fair. It really depends on the deal. He wants to know just a ballpark figure if it was a cut and dry 30 day EMD and I’m loading $10,000. What would be recommended?
