Confusing Double Close Situation -- Need Guidance
Hi, Paul, I'm wondering if you'd be available to do a 3-way call with a potential client who wants to do a double close. It is not a typical clean, double-close situation, and frankly, I'm not fully understanding what she's trying to do. I'm hoping with your experience you'll have more insight to explain what she needs to do to make it work. I'll try to explain (badly) what she's doing: There is a wholesaler who has a contract on a home, but is assigning the LLC that owns the contract to an assignee, who is then re-selling the LLC entity to another party. The wholesaler has the original A-B contract on the property. But to avoid taxes or something, they are assigning the whole LLC that has the contract to the assignee who is then double-closing to an end buyer. But to complicate it even further, she is saying she only needs $77k in cash, which she called a "down payment." I explained we can't fund the down payment, but she says it's a double close and the money would come right back? The sale price is 1.27M, and buy price at 1.25M. To be honest, I didn't even follow what is happening. She is describing it as a "creative finance" deal. Maybe you can unravel it and advise her what needs to happen to be able to get the deal funded. Would you be open to doing that? Happy to send you what she sent me.

@Paul Brown Yes, I can forward you the email chain, which summarizes the call we had. She only has the assignment contract, which is for the LLC. She just sent an email with a little better explanation, so I have a better idea of what she’s trying to do, just not sure what needs to happen to make it compliant, or if it’s even possible with this deal. It’s not something I can submit cleanly on the form. Can I forward you the email chain?
How do I find answers quickly?
Late this morning I had a conversation with a lead about a big double close (which doesn't have rates posted), and he wanted to know the rate. I told him I'd check and get back to him later this afternoon. But I haven't been able to get an answer, and the East Coast is about to close. I posted here, sent a message to Paul, then eventually looked at the website and called the number thinking I was an idiot for not just doing that. But there was no answer. And then I emailed support. As you can imagine, I'm a bit frustrated, since now I look careless and untrustworthy when it's a big possible deal. What is the best way to get an answer fast—or at least within a couple of hours—when I need it?

@Paul Brown Understood. I know what to say on larger deals from now on. And migraines are terrible. I get those from time to time, myself. Hope you’re feeling better!
Double Close Rate
Hi Paul, Got a double close lead. A-B $4.1M, B-C $5.2M. Closing March 16. Same Title Company. What would the rate be?

Fund?
'Attached is the executed PSA, an addendum, the wiring instructions for the closing attorney, and a pitch deck on the project. They are shooting to get funds submitted by Tuesday of next week, and closing is set for the 27th, but always anticipate an extension or two. Please let me know if you're interested and I will get you connected with the borrower.' Someone reached back out to me with this. This is requiring a 200k emd, I know that is within RQF capabilities. Im pretty confident extensions are allowed up to 120 days as well. I let him know that I am interested and hopefully he gets back to me soon.

Form Not Working on Website
Hi -- not sure where else to send. Last time I submitted an email to admin, I never got a reply. But I'm trying to submit an EMD deal but the form won't submit. I'll send an email to admin with deal details.

@Paul Brown Yes, I filled out the form on the 2nd page completely, then clicked submit and it just scrolled up the page like I left out a required field. But all required fields were filled. Retyped everything, clicked again. Same thing. Repeatedly tried clicking and it didn’t go through. Did you get the email sent to [email protected]? I sent the contract. Needs $8000 EMD. Will pay the $1000 upfront. But it’s a weird jumble of contracts I don’t understand. I imagine I need to send an addendum.

@Paul Brown It was my bad! I feel like an idiot. LOL For some reason my mind did not register the date fields. That's what it was trying to tell me. It's just that none of them were red like they normally are when you miss filling out a field.
