I’m Ashley, a CPA with 10+ years of experience and a real estate nerd who’s currently diving into storage space (I'm in the middle of searching for my first facility now 🙃). Just wrapped up an incredible week in Florida at a self-storage mastermind—packed with learning, leveling up, and some well-earned fun. And to top it all off…I signed and wired the funds for deal #8. 🙌 This community is built around winning on purpose. Living life on our terms. And it all starts with a decision—to show up, to do the work, and to keep going when it’s not convenient. This latest deal? It didn’t happen because I’m some self-storage guru. It happened because I committed to a simple process, stuck with it, and showed up daily. It was off-market. I lost it. Then I won it back—because I didn’t quit. That’s the power of consistency. Big Week in the StorageAce Community!
Two members of our FIRST FACILITY coaching program made huge strides this week—and I couldn’t be more proud of the progress they’re making. Client RS is on-site right now, working through due diligence on his very first deal. He spent over a year searching and even joined a big-name coaching program 10 months ago. While it gave him solid info, it lacked the personal support he needed—monthly calls with 200+ people just didn’t cut it. Since joining our more hands-on, boutique-style program, he’s been gaining traction fast. With a strong “why” driving him, he’s on track to change his financial future and create more time for his family. Client DK just had his LOI accepted, and we’re now moving into the PSA phase. Just two months ago, he was brand new to the storage space. But with consistent effort, weekly calls, and a commitment to learning, he’s already landed a great opportunity—2,000 miles from home! His willingness to take action and stay coachable has made all the difference. When I launched this community, my goal was simple: help stuck and overwhelmed W2 professionals buy their first cash-flowing self-storage facility within 6–12 months. Seeing that happen—sometimes even faster—is what it's all about. Still plenty of work ahead to get these deals across the finish line, but we’re closer every day, and doing it together makes all the difference. Big congrats to RS and DK! Onsite Visit - What I learned
I just returned from my site visit to a storage facility I'm working to get under contract (owner wants to meet the buyer before going under contract), and I wanted to share some key lessons I learned: 1. Open Every Unit You Have Access To: It was valuable to open every unit firsthand to identify potential issues. This showed me how many doors need maintenance or repairs—whether it's greasing, spring adjustments, replacing the door sweeps and the rubber along the sides of the doors, or fixing doors that don’t coil properly. Out of the 40-50 units I could access, I'd say half need some type of maintenance more than just being re-greased. They all need to be re-greased. This also showed me areas inside units with metal deterioration, corrosion, and signs of water intrusion. 2. Hire Experts with Trained Eyes: Having the right professionals on-site is invaluable. They notice details you wouldn’t catch. They're experts in their field. They do this daily and they have extensive training in their fields. - The General Contractor spotted numerous foundation and structural issues that I wouldn’t have noticed. He turned out to be one of the most valuable people to have inspect the facility—maybe second only to the forensic roofing specialist I brought in. - The forensic roofing specialist with 48 years of experience was incredibly detailed and thorough compared to the second roofer, who took a much more casual approach and didn’t appear to inspect as thoroughly. 3. Always Get Multiple Opinions on Big-Ticket Items: For major repairs, multiple quotes can make a huge difference. For example: - Electrical Work: A highly-rated electrician on Google quoted me $10K to replace the electrical panel (supposedly due to corrosion) and to install trenched wiring to provide the power sources to hook up and automate the two gates. The owner’s recommended electrician came out and said the panel was in great condition, with 10-15 years of life left. He explained that the first company operates on commission and aggressively upsells unnecessary work. The owner’s recommended electrician quoted $3K—a much better experience and a massive cost savings.
