What contract did you use?

I have a deal working. Seller wants to see the contract. Did you use the contract provided here or did you Reword or rework this template?

I am in ky. I had chat GTP write me one removing anything referring Ernest money. I want to also make sure it is 100% known i am doing this on assignment and bringing a cash investor to the table and if it does not happen, I am not financially responsible. Also, how long did you put in the contract for time before closing etc.
