It’s using the wrong title company.
Not all title companies are wholesale-friendly — and some will quietly kill your deal without you realizing it.
A wholesale-friendly title company: ✔ Allows assignments
✔ Understands double closings
✔ Works with JV agreements
✔ Knows investor language
✔ Doesn’t panic over wholesale fees
Always call first and ask ONE question:
“Do you work with wholesale transactions involving assignments or double closings?”
If they hesitate — that’s your sign 🚩
National brands like Stewart, First American, Old Republic, and Fidelity can work — but local investor-focused offices are usually the best.
