Being that I just went through a recent probate case at the Stanley Mosk courthouse in Los Angeles with my own family unto which I was part of the inheritance of my great-great uncles estate, let's break down basically what a wholesaler's role is in the probate process. Probate is one of the most misunderstood — yet powerful — lanes in wholesaling. At its core, probate deals come from families who’ve inherited property and often don’t want the headache of repairs, holding costs, or managing an asset they didn’t plan for. That’s where wholesalers can actually provide value — not pressure. What makes probate different: Motivation is often situational, not financial Timelines matter (courts, attorneys, heirs) Empathy and patience close more deals than speed In today’s market, probate sellers are more open to creative solutions because: ✔ Carrying costs are higher ✔ Buyers are more selective ✔ Families want clean exits, not long listings The wholesalers winning in probate right now are the ones who: Follow up respectfully Understand the process (executor vs heirs) Work closely with title and probate attorneys Price deals realistically for today’s buyers Probate isn’t about rushing — it’s about positioning yourself as the problem solver when the time is right.
