The Year built
As a wholesaler it's our job to make our deals desirable,
Anything under 1940 means the flipper or landlord now needs a lead paint certificate, so that's why when sellers
Stay firm with they price I let them know that the house
Doesn't have strong negotiation power, and I base it off
Class area #1 #2 the area have strong Comps or not and
Last the year built if all 3 check off weak on top of the as is condition it's just more of a reasonable reason to keep
Deducting until you both meet at the middle some where
