Today was a great day on the Dialer! Energy was strong and focus was on point! All systems were operating nice n smooth tonight. Made 102 Calls!! Had 3 Inbound Calls. 2 Not Interested. 1 Wrong Number. Had 24 Pick Ups! 3 Not Interested. 6 Hang Ups. 3 Wrong Numbers. 2 Cash Buyers 10 AI Pick Ups. 4 Hang Ups. 6 forwarded to voicemail. 38 Voicemails Left in total. Had a bit more pick ups than usual this evening. Still shorter conversations than I'd like, but it is what it is. I had a few good connections tonight. One homeowner is wanting to sell but has some unfinished family issues that need to be resolved first so selling is held off for now but she told be to call back in 6 months to see where she's at. So she got added to the crm. I also connected with 2 cash buyers in my market that are currently looking for more cash flowing investments! I was able to get the basic info but they were quick to get off the phone. So not on my VIP buyers list just yet lol I was hitting my cold lead follow ups and one of them is now wanting to sell within a year! And even mentioned another property they were thinking of selling around the same time. It's looking like this last quarter of the year is going to get really good! More short conversations. I was able to connect with 2 Cash Buyers in my market! One is looking for more fix n flip projects and cash flowing investments and the other is transitioning out of this market and starting to look for fix n flips in the Philippines!! Lol That kinda took my by surprise, apparently projects are really cheap over there. You can get 2 or 3 projects for the same price as one here in the U.S. Might be something to consider in the future. But for now gonna stay focused right here. The second was a homeowner I just got off the phone with calling me back saying she had a few other properties that she wanted to sell just not the one I called about. Well that changes things quite a bit! She currently is working on getting some fresh photos and said she would send them to me as soon as she takes them. This sounded like any other call at first... Looking like it could be so much more. Only time will tell. Had 16 Pick ups!! 3 Hang Ups. 4 Not Interested. 4 Wrong Numbers. 5 Ai Pick Ups. 3 Hang Ups. 2 forwarded to voicemail. 34 Voicemails left in total. Conversations are lengthening a bit. Marketing went pretty smoothly today. Computer running good, CRM flowing nicely without any hiccups. Conversations are starting to lengthen a bit. Came across 2 properties on my follow ups that just sold!! That was both encouraging and discouraging at the same time lol It's nice to know people are wanting to sell on this tax delinquent list im going back though.. but the part where I missed them.. that sucked. haha Perhaps this should be more motivation to hit my follow ups even harder! My Appointment this evening was a ringing session..Like the never ending ringing. I will try em back tomorrow evening in hopes of a different outcome. Thinking I'm not leaving enough of an impression or building up enough rapport on these individuals that are no shows or don't answer the phone on the appointment dates we both agreed to. Or perhaps they just aren't as motivated as they say they are. Either way it's happened a few times now to where I need to do something different so it doesn't continue. Improvements are a MUST! Not sure if it was that or just the laser focus on improving everything I'm doing in this business, but the energy was sure different today. And the few people I did talk to were really nice and very talkative lol. I had a guy from Australia call me back today. He's looking to sell his California home in the next 6 months or so because he is never here! haha Said he's been getting a bunch of calls about it but everyone was so rude so he pushed them off and I was the first person to be respectful when asking if he's considered selling. Had a great conversation with that guy. Now just gotta say on his radar with them follow ups! I'm starting to see where I'm falling short with my efforts and making improvements daily. All I had to do was ask... LOL Looking forward to this weekends marketing outreach! Gotta hit them homeowners early before all the parties start up!
