Potential deal
Got a seller down to $63k on a 3/1 in Forestdale (Birmingham). Needs full rehab (fire damage), ARV around $145k–$150k. Meeting Friday with contract in hand. Excited + nervous but moving forward! 💪

I walked through a property in Birmingham with heavy fire damage. Seller originally wanted $63k, but after seeing the real condition (roof, framing, ceilings, etc.), I explained why the rehab would be much higher than expected.
She didn’t agree to my number today, but the meeting went well — I got practice building rapport, pointing out repair costs, and making a professional offer. Honestly, I was more nervous driving up than I was actually talking to the seller 😂 but overall it was a huge learning experience.
