I talked to a seller that wants to sell but i need help running my numbers. Can anyone help me out? Do I go based off of the ai calculator on wholesaling.com when I make an offer or what Chat GPT tells me. If gives me different offers. My arv is 95k with 30k repairs and it gives me an MAO of 45k. Is anything below that a deal? Also how accurate is Xleads wholesaling number? Thanks everyone
