Looking for Guidance in Wholesaling!

Hey everyone,I’m about to turn 18 and I’ve been diving into wholesaling from Switzerland. I’ve done a lot of research on finding leads and building a buyers list, but I’m still unsure about actually taking those first steps.

What makes me most nervous is the legal side of things — contracts, earnest money, cancellations, etc. Since I haven’t closed a deal yet, I really don’t want to make a rookie mistake.

If anyone with experience could share some tips or point me in the right direction on how to handle the paperwork side as a beginner, it would mean a lot.
