When I started my journey 4 months ago, I was at rock bottom. I joined one of Zach and Rick’s lives and explained my entire situation. I live in a small African country called Eswatini, with a population of just 1.3 million and an average income of only $2,500 a year. At the time, I was embarrassed to admit the truth, so I told them I made the average income. But today, I want to be honest: I actually make just $142 a month—around $1,700/yr .To many in the U.S., that may sound unbelievable, but if you look up my country, you’ll understand the conditions here. After sharing my story, Zach gave me a clear game plan: pull government lists and cold call them. On March 27, 2025—two days after my mom’s birthday—I set a 3-month plan to close my first deal by June 27, 2025. I had confidence because I connected with a boots-on-the-ground partner who found me through Zach’s live and reached out via Facebook. Nobody around me believed I could succeed—people just don’t “make it out” where I’m from. But one thing that kept me going was knowing I could be a pioneer in my country. Nobody here is talking about wholesaling. The closest thing to “making money online” people know is forex—and even then, very few succeed.
I also have to give a special shout-out to my mom, who believed in me and borrowed $150 a month to help fund my wholesaling journey. This lady is going to get all of my fruits of labor. She is absolutely a star in my life
Here was my daily routine:
- 7 AM – 5 PM: Work
- 7 PM – 2 AM: Wholesaling (cold calling, studying, improving my skills)
- 2 AM – 3 AM: Workout and review scripts/KPIs
- 3:15 AM – 7 AM: Sleep
I kept this schedule for 100 days straight. Weekends were a bit easier—I’d cold call for 2 hours on Saturdays and rest on Sundays. The first week of cold calling was brutal. My English was rough, sellers couldn’t always understand me, and I was nervous every time I heard the prices they threw out (the biggest numbers I’d ever heard in my life, lol). By week two, I started to improve. I grew more comfortable, cared less about rejection, and studied objections until I knew them well. My English improved a lot because I watched videos during the day, and I leaned on motivational videos and prayer to keep me going.
Then came the breakthrough.
One night, I called a seller from my tax delinquency list. He owned three properties, was behind on taxes, and was simply a tired landlord. This conversation was different—he was calm, open, and willing to talk. Instead of focusing on the house condition, I spent most of my time building rapport and understanding his motivation. He wanted $400K, but I negotiated him down to $250K. This was after about two months of consistent calling.
When I sent the agreement, he ghosted me for two weeks. I later learned his mother had passed away. During that quiet period, I almost gave up. But every time I thought about quitting, I thought about my family and kept pushing. Eventually, he came back around. I sent the deal to my JV partner, who quickly found a buyer within three days. We assigned the deal for $256K—a $6K assignment fee.
I personally walked away with $3,000. After the 100 days I realized I had made over 8k cold calls that blew my mind how consistency can add up in the long run.
Now, to many, that may not sound huge. But for me, it’s more than my entire year’s salary. That one deal changed my life. It proved the process works. With that money, I bought a laptop, faster Wi-Fi, and reinvested into XLeads to keep the momentum going. Now I understand the KPIs, the process, and I have the confidence to chase deal number 2. That $3,000 deal wasn’t just money—it’s proof of concept. Proof I could do this again and again. Proof that your dream is real.
