How to guestimate Rehab Cost by Percentage (Based on Square Footage)
- Light Rehab
Cosmetic updates only: Cleaning, Paint, Flooring, Minor Fixtures
Estimated Cost:
• $10 - $15 per sq. ft.
• Approx. 5% - 8% of ARV
2. Medium Rehab
Cosmetic updates plus: Full Kitchen, 2 Bathrooms, Doors, Trim, Lighting
Estimated Cost:
• $25 - $35 per sq. ft.
• Approx. 10% - 15% of ARV
3. Full Gut or Major Rehab
Everything from Medium Rehab PLUS: Roof, HVAC, Electrical, Plumbing, Structural Repairs
Estimated Cost:
•$40 - $60 per sq. ft.
•Approx. 20% - 30% of ARV

For a 1,500 sq. ft. house, here’s a fast estimate:
Rehab Type Price Per Sq. Ft. Total Estimate
Light Rehab $10 - $15 $15,000 - $22,500
Medium Rehab $25 - $35 $37,500 - $52,500
Full Rehab $40 - $60 $60,000 - $90,000
