How did we make it without them back in the day.
I drove out to Tennessee (From California) I took my laptop (but forgot my charger) I was like that's cool I can do most things with just my phone. Stopped at a rest stop and somehow my phone went missing. (Its not just my phone its my wallet my ID my everything) I knew I would not be back for over a week. I called my carrier and had my new phone shipped but they would only send it to my home address and I had my spare ID shipped to my friends address in TN. I feel like it was such a set back on my business. I know I will be ok but WOW how we are dependent on our phones. How did we make it without them back in the day?

Hey Robert, no problem! So basically, when you're wholesaling, the easiest method is an assignment, where you just transfer your rights in the contract to the end buyer and collect a fee — super clean and simple. BUT, some situations (like certain states, tricky title companies, or when your fee is large) don't allow assignments, or they raise red flags. That’s where a double close comes in. With a double close, you're actually buying the property first (even if only for a few minutes or hours), then turning around and reselling it to your end buyer. It's two separate transactions — you close with the seller, then close again with your buyer. The benefit is your assignment fee stays private, and in places where assignments aren't allowed or are tricky, double closes keep you in the game. You do need funding for that A to B closing — sometimes you can use transactional funding that only "touches" the deal for a few hours. Hope that clears it up a bit!

@Osikoya Jeremiah O i'm 3 weeks in I've written 2 offers one fell through because of title issues other was not accepted. making calls daily., d4d and bandit signs. I feel i'm on a good path and progressing forward nicely.
