Do the number work for a wholesale deal?!

Property is worth 596,454$ ARV. She is wanting 500k plus all closing cost and fees. She said the property is zoned for a duplex so you can tear it down and build a duplex on it and the surround properties are going for 600k-700k. She also said she is divorced and her ex husband lives in the property in the property and she is ready to sell now. No updates or repairs have been done to the property. Do the number works for a wholesale deal? She is very persistent on it’s an investors property!
