Assignment First. Double Close Only When Forced.
Closed a deal today that reminded me of something important. This one was a double close, but it was a probate situation where the property was not in a will. Because of that, the courts were in control of how the property could be executed — including the type of contract, which was non-assignable. So double closing was the only option. That said… it was still a good reminder that assignments should always be the first goal whenever possible, because double closes come with extra fees that can eat into your profit. Lesson: Assign when you can. Double close only when you have to. Know the rules of the deal before you lock it up šŸ’°

Not always glamorous… but always worth it.
Just got off a long, rough 24-hour shift at the firehouse and before I even had time to fully decompress, I was out here shoveling snow so my end buyer could swing by and do a final walkthrough before closing tomorrow. Everything’s already set to close šŸ’° But with this crazy freezing Northeast weather, he just wanted peace of mind that no pipes burst and the property was solid. So yeah… boots on, shovel out, problem solved. This is what people don’t talk about in real estate: - Doing the little things - Taking care of your buyers - Protecting the deal no matter how tired you are That’s how you build trust. That’s how deals actually close. We close tomorrow. šŸ On to the next one
