With over 18 months in books, giving people what they want, gets you nowhere fast.
Dealing with seller expectations has been the most challenging part of sales.
- comping properties ✔️
- understanding exit strategies ✔️
- putting in the effort ✔️
- firmly telling sellers “No” 🗑️
I can look back to days when I was getting beat up during cold calls and finally get someone on the phone. Then “commission breath” and I turn into a yes man.
“yes, your property could sell for 110% market value, just sign this agreement.”
About 2 months ago, I realized sellers didn’t want to sign agreements and I would end up in a weird, they want to sell but won’t sign anything.
This week it really clicked. I made 2 “low ball” entry offers on a coupe properties.
One seller called me a “jack ball” trying to scam her
BUT,…. we set an appointment.
The other seller said “if someone offered me 10k I would rather donate the property to a non profit.”
BUT,…. we set an appointment.
Gertting in the reps, i am really starting to see growth in my process as well as going for the “No”.
There is no worst feeling than losing a negotiation THEN not closing because it was never a deal.
