Today was different. I don't know what it was but the energy was just different today. Started calling my preforeclosure list.. there was just more mental clarity, a more focused will and drive to actually want to help people in tough situations vs calling to make some money. When I start my calling within the first 30 min I started getting back to back people interested in selling. Like what?? That totally took me by surprise. Made 101 calls tonight. 2 inbound calls. Both interested in selling. 8 pick ups. 2 Not interested. 3 Hang ups 3 interested in selling. Had some good conversations today. A couple seem more promising then the others but I shouldn't judge too soon. I've noticed a few of these properties have been on the market for a while. Makes me think it comes down to Price once again. This is where the conversation skills really need to come in. Hit some more follow ups tonight! But also hit them damn voicemails! Haha I will present you my offer. ... Mark my words.. 💯 Working on getting my calculations done faster without second thoughts to avoid additional calls. We are getting there.. with time and reps. When can’t dispo your wholesaling deal it’s either #1 Price or #2 You don’t have enough buyers 95% if the time it’s price. If you feel like you’ve asked every buyer you should ask the buyers why they aren’t interested. If you can’t find cash buyers just go to Zillow and call the for rents. These buyers literally want more cash flow! Most real estate cashflows so even if it’s a really bad area a good price will sell a deal. Before you JV and give up half your deal go try it out!

I let go of my first deal that i had under contract. I have spent so much time ( 2 months ) trying to assign this deal after renegotiating and renewing the contract twice, I am moving on. No more Fear of Cold Calls, No More being picky and choosy and trying to hand pick each property and evaluate each one before i make a call to determine witch ones are the most likely to be a slam dunk, no more looking on Zillow and knit picking MLS listings in the same manner trying to rub elbows with the real estate agent to get on board with my low ball offer. I am done with it. I am going to pull the lists I am going to do the cold calling, I am going to do the text blast and direct mail campaigns ( got my printer and office set up ready) and I am going to do my email campaigns and I am going to be consistant every day and I am GOING TO WINNN!. I have got my dialer and CRM ready, got my LLC made, all i need to add to the picture is self discipline, will power and conviction. This is what i want to do and I know I am going to be successful, I am going to do this, I will not give up !
