133 Calls 3 Contacts 0 leads 43 Emails 18 Opens 0 Clicks 14 Letters sent It's been a wild year thus far. I dialed manually for almost 18 months and made nearly 23000 calls. I added a dialer to my business in March Total Calls Made 9334 Total Contacts 321 = 3% Total Leads Made 51 = 1% It's taking me this much time to realize that I am not doing as bad as it feels. It seems that I am being lapped by people doing deals quickly or even with volume. This isn't a game of comparison, it's a game of understanding what it takes to get something across the finish line.

I need some help
Hey guys, I'm re-starting on a very lean budget. I've previously invested in propstream, deal machine, propwire etc 👎 I really want to lock in and would prefer to invest in a software that has a great ROI...what are you guys using to get deals?

If your budget is smaller that 300/month invest in a dialer. You can’t get a list from fiver for cheap on a one-off basis.

281 Calls 16 Contacts 3 leads 88 Emails 75 Opens 0 Click Whats funny about email engagement rates. The area I was calling today has many investors that are up to their neck in property. It's funny to hear buyers say, "Naw man i got enough". Its the first time ive ever heard it that way.

Day 97 of Taking Action
I should be counting every day that i am doing business activities. Well I am getting a better grip on how to prospect buyers. This will be a real asset to how I move forward here on out. But Get a deal under contract in St Louis, And i think i have enough eyes on it to get a solid offer. One more day of prospecting buyers on this deal and Im on to the next deal. Understanding what it really takes to get deals closed is part of the systems that i want to build.

@Luis Manzanarez this is my second stint in wholesaling. I’m at my 2 year mark in July. it’s been steady. Learning how the game has changed is the biggest challenge. The biggest change is simply the amount of wholesalers. There are a lot of wholesalers no matter where you go.

272 Calls 15 Contacts 5 leads 83 Emails 43 Opens 0 Clicked Today was action packed. Days like today are the best when someone calls you after hours, "Hey you left a message and I am calling you back." I absolutely fumbled the conversation and told him when i got back to my Desk i would look up his number and call back. I did that and called back and he was still interested in what I had to sell. Something about that really makes me feel that I am on the right track.

@Akeysa Barnes-Hobbs I’m sending emails from MOJO dialer. When I “drop a Voicemail” it automatically sends an email. When I “contact” someone, it sends a different email. Mojo also doesn’t count emails that are “bounced”

@Akeysa Barnes-Hobbs yes. I wouldn’t doubt that any dialer would provide the same or similar.
