@Cindi Knappen I had to take down the posts about the institutional buyer. 1: I would have to be on the AB contract 2: I cant be JV on assignment. Since clearing that up, any JV partnerships will be based on buyers that I source hat will support JV agreements where I bring buyer. My apologies for any confusion.

@James Smart I decided to stay with the property as long as the seller wants to stay with me. When you build rapport with a seller or in this case and RE agent, they trust your opinion and knowledge about their property. The situation with the seller is personal and I can understand not wanting to start all the way over with someone new. Patience. 4 price cuts 440k to 300k to 320k and now to 265k. @Sophia Turner the property was started as a 4 build infill lot. Coincidentally that’s how I got started as a wholesaler 2016-2019. RE agents don’t know much about it. I was able to be transparent from the beginning as well as provide real insight to “why” things were happening. Why was it important to have approvals from the city before closing, why the property isn’t a legitimate 4 build. Easements for sewer lines that constricted the property’s building envelope. But basically know what what’s going on and being able to communicate that.

Day 5 of taking Action
Had a down day. Being a single dad of a 4 y.o, I have to remember I may not be able to put up 12 hrs a day every day. Days like today are for paying bills, and restocking the fridge. But that doesn’t mean I can’t be successful as a wholesaler. Doesn’t mean you can’t be successful in business. - Are you making Offers - Are you talking to people - Are you doing the most with the time and resources you have. - Are you reinvesting from profits Start where you are. 1 calls 1 address 1 conversation 0 offers Quantity doesn’t always beat quality. 1 good conversation literally made my day.
