Today I was on duty and hopped off my fire truck for a call. As we were pulling up, I noticed a property nearby that immediately caught my eye — distressed, run down, and clearly vacant. I did what any real investor should do… I walked over to grab the address. As I’m standing there, two gentlemen walk out from the rear of the property taking pictures. I asked them if they owned it. They laughed and said, “We just bought it. It was vacant for 10 years and tied up in probate.” I had to laugh inside 😅 A day late and a dollar short. But here’s the lesson 👇 Instead of getting discouraged, I recognized something more important: this guy is a serious cash buyer. So I immediately switched gears and started networking — exchanged info with him and his partner and added another solid buyer to my list. Moral of the story: 💡 Opportunities don’t always look like deals 💡 Sometimes they show up as connections 💡 And they can happen anywhere — even while you’re at work Always keep your eyes open. Always be ready. You never know when the next opportunity will present itself — but you have to be willing to take advantage of it when it does. 💪🔥

Got going so fast seemed like I was going 100 miles per hour. Stayed with it for a complete day of prospecting and I can say that I am extremely hopeful. Today is the first time Ive had a day like today in wholesaling. Today was a great day!!!

Not because the numbers don't work, but some sellers are really in a situation. If I can help in any way, there are times that its worth the trouble to truly help and provide a service for someone in a tight spot.

Run the numbers and see where we land. 100% ARV, 115% ARV I’ve been hearing people talk about Novations and Subject-to deals. I will need to learn these exit strategies, but in the time knowing the market is extremely important. People buying between 2021-2024 are a different type of buyer in my opinion. The reason the home prices are were they are is because the shenanigans during this period. Learning the new exit strategies are their only hope. As an investor maybe I take down some of these, but wholesaling (subject-to) or taking these deals to market (novations) will make deals where cash offers don’t achieve an arrangement.
