Chasing deals is something I’m starting to let go of. Run the numbers and see where we land. 100% ARV, 115% ARV I’ve been hearing people talk about Novations and Subject-to deals. I will need to learn these exit strategies, but in the time knowing the market is extremely important.
People buying between 2021-2024 are a different type of buyer in my opinion. The reason the home prices are were they are is because the shenanigans during this period. Learning the new exit strategies are their only hope.
As an investor maybe I take down some of these, but wholesaling (subject-to) or taking these deals to market (novations) will make deals where cash offers don’t achieve an arrangement.
