I’m genuinely frustrated with the amount of clickbait in this industry.
Everywhere I look it’s “Get your first deal this month,” “Make $25,000 this month,” or “Anyone can do this.” I understand those titles get attention, but they haven’t reflected my experience.
Here are my actual numbers:
- Approximately 3,200 sticky notes dropped.
- Around 95 responses.
- Multiple leads in my follow-up pipeline.
- None of those sellers are motivated enough to move forward with a deal right now.
I’ve also tried expanding beyond sticky notes.
I looked into pulling the water shutoff list, but my county’s utility isn’t public, so I can’t access that data. I contacted the Circuit Clerk regarding pre-foreclosures and was told I have to go through the mortgage companies rather than getting a county list directly.
So this isn’t coming from someone who quit after a week or never marketed. I’ve spent years trying different approaches, making calls, following up, and looking for additional lead sources.
I’m not saying wholesaling doesn’t work. What I’m saying is that the marketing often makes it sound like getting your first deal is quick and straightforward, when for many people there are real obstacles, dead leads, long follow-up cycles, and data access issues that rarely get talked about.
I’d love to see more transparency about what it actually takes—the marketing spend, the follow-up volume, the dead leads, the months without deals, and the challenges newer investors face. I think that would help people set realistic expectations while still showing what’s possible.
