Need an Honest Audit: 3,000 Notes, Active Leads, No Deal Yet
Looking for some honest feedback from people who have closed multiple deals with reverse driving for dollars, as well as Zach, Rick, and anyone who has built a serious wholesaling business. I’ve hand-delivered almost 3,000 notes so far, mostly to vacant and distressed properties. Yesterday alone I dropped 134 notes and received 8 callbacks. I have active leads in my CRM, have made offers, and am consistently getting responses, but I still haven’t landed my first contract. I got fired from my job 4 days ago and have doubled down on the business. I’m not afraid of the work. If anything, I may be overworking. The problem is I feel like I’ve been trying to figure everything out by myself and I’m having trouble identifying my bottleneck. For those of you who have gotten multiple deals from reverse D4D: - What would you look at first in my situation? - Does 3,000 notes without a contract raise any red flags? - Was your biggest challenge marketing, follow-up, lead management, appointments, offers, or something else? - What metrics would you track if you were me? - If you could sit down with me for 15 minutes and audit my business, what questions would you ask?
