HELP - JV anyone LEAD UNDER CONTRACT

I have a lead I’ve been working with that is currently under contract, but I’m running into some issues getting the deal moving. I’m looking to wholesale the property.

The seller is currently in foreclosure, with the upset bid deadline on 3/16, so I’m aware the timeline is very tight.

There are a few additional details that make the situation a bit more complex, so it would likely be best to explain everything over the phone.

I’m open to any ideas or guidance.
