Hey @everyone I’m currently working toward closing my first deal and have been consistently at this for a few weeks. I’d really appreciate some feedback to make sure I’m heading in the right direction. If you have any encouragement or constructive advice, I’m open to it. Here’s what I’ve been doing so far: - I’ve pushed past my fear of cold calling and have contacted around 200 leads. It’s definitely been challenging. - I created my own lists by pulling boarded homes and housing violation lists from multiple counties, along with foreclosure data from my local county website. - Out of 200 contacts, I’ve only connected with about six actual homeowners, which feels low. From your experience, is that a typical connection rate? (I’m wondering whether the issue might be the skip tracing quality.) - I was using XLeads for pulling lists and skip tracing. I’ve now switched to PropStream but didn’t purchase their skip tracing add-on yet because I’ve seen recommendations for Skip Matrix. - Skip Matrix can get expensive when pulling 1,000+ leads, so I’m weighing whether to use PropStream’s skip tracing instead. If you’ve used PropStream, DealMachine, or Skip Matrix, I’d appreciate your input on which you prefer and why. I’m currently using Mojo Single Dial for calling, and so far, I like the platform. Also, I’m not looking to hire a VA at this stage. I haven’t generated revenue yet, and I want to fully understand the process myself so that when I do scale, I can confidently lead and increase call volume strategically.
