I have an opportunity to sell a 6-flat in Chicago. I've been marketing the property via word of mouth, FB and Crexi w/seller's consent, but it's time to get something in writing. The property needs work. He owns it outright and will not sell on terms. He has an "as-is" price and a finished product price, if he completes the work.
