Local Florida number
Hello! As I'm moving closer to beginning my marketing, I need to buy a local Florida number. I'm in love with Naples, so realistically, I'll probably set that up as my home base and plan to move there once I get my E2 visa. Do you have any recommendations on the type of number or specific digits or an area code to use? For example, I am from Vancouver and people are more comfortable with the 604 area. It shows that you've been around for a while. I wouldn't want to use one of the newer area codes. Also, due to the tremendous number of Chinese and Greater Vancouver people, you want to avoid the number 4 because it means death, and you want to use the number 8 because it means money. Thanks for your advice

@Kevin Jimeno - sorry, I didn't mean that. I understand how to obtain the number and set it up. I'm more curious if you recommend specific digits or an area code to use? Is there an old area code that makes me look more established versus a new one?

@Alba Gaston - that is exactly what I was hoping to understand. Thank you. I love Vancouver too, it's a stunning area to live, but it's not the same as what it used to be. The mountains are certainly still there, but our provincial and federal governments are a nightmare. There's almost no opportunity to get ahead. Everything is banned. You can't flip, Airbnb is banned. You can't assign contracts. You can't build homes because it's too expensive. We are taxed at the arse. Moving forward, I'll probably split life between Florida and Vancouver.

I am going to estimate that I am 40% through the course and must state that I'm blown away. Aidelys and Kevin have done a phenomenal job. I've been in real estate for 20 years, albeit in Canada, and I've done over 20 transactions myself as the client. I cannot believe how much I've learned in this course. Beyond excited to get going!

@Aidelys Hernandez - In one of the mastermind classes, you mentioned that 9 of 10 deal will be a listing? Do you mean that a direct-to-seller or wholesale deal isn't possible in most cases, and that usually turns into a listing? If that is the case, can I ask for a higher referral fee (especially because I am a licensed agent) from realtors? How about a tiered structure? 25% for the first 5 properties, 30% for the next 5, 35% for the next 5 & 40% for the last. This resets each year...

Private lending based on value, not contract
Are there lenders who lend based on the value of a property and not what I am buying it for? For example, if I buy it for $200,000 but it's worth $250,000 with $50,000, could that be considered as 80% LTV?

@Kevin Jimeno - In this example, do you think $40,000 as total investment with the reimbursed construction draws would work, or do you think I would need $50,000? 20k DP, 5k closing + cash for reno's before draw

In Canada, I have been able to negotiate an early possession where I completed a two-month renovation, so when I completed on the property, the renovation was done, and I put it back on the market the next day. Are you able to do that in the USA, or is there any way that the seller could back out and you could lose your renovation investment?
