I've been marketing the property via word of mouth, FB and Crexi w/seller's consent, but it's time to get something in writing. The property needs work. He owns it outright and will not sell on terms. He has an "as-is" price and a finished product price, if he completes the work. I'd love to workshop this with you guys before I re-engage with him on next steps.
