If a property is listed for 90 days with an agent have you ever take a novation and paid the listing agent a referral fee? The house is perfect and the seller has recived offers on the house but the seller would not accept them. Which means it is probably with in 5-10% of what it actually would sell for. Is it even worth engaging while it is still listed or should I follow it to confirm when it expires and then reach out to the seller?
